Improvements to ‘Update Property Ownership’ Digital Service

Digitisation of Acknowledgement Notices – Digital acknowledgements will be sent via email upon the successful submission of a Notice of Transfer. Previously, these acknowledgements were sent as hardcopy letters.
Streamlined Property Retrieval – Property professionals can retrieve and select properties belonging to an Assessment Group by using the Tax Reference Number of the group account (e.g., using the Assessment Group Tax Ref No. of 1234567A which is referenced to 1 Garden Lane #01-01/02/03 for 1 Garden Lane #01-01, #01-02 and #01-03) to file for Notice of Transfer instead of submitting individual units.
Improved Form for Data Submission – The list of “Nature of Disposition”, with inclusion of “Mortgagee-in-possession" has been expanded. More parties and transfer details e.g., trustee and beneficiary (for property held in trust) can also be submitted in the transfer record for completeness.
Employers
Improvements to Tax Clearance – Form IR21
- Faster Processing Time – In most cases, employers can expect to receive the payment directive on the same day they submit IR21. This means faster clearance for your non-Singaporean employees, streamlining the process for everyone.
- Increased Assurance – A tax assessment and payment directive will now be issued for all IR21 submissions, offering assurance regarding tax obligations for both employers and employees, even in non-taxable cases. Previously, non-taxable cases that did not require filing would not receive a tax assessment or payment directive, and the outcome was only displayed during the submission process.
Efficient Payment Consolidation – No more juggling separate payments! The enhanced system allows employers to conveniently group and pay for multiple directives at once.
